Abandoned house on private road


SYLVANIA, Ohio (WTVG) – “This house has been the bane of our existence since I moved here six years ago,” says Kathy Casey, owner of Sylvania. The house is on Kuenzler in Sylvanie and sold for $ 435,000 in 2005.

“We know she pays her owner’s association fees and that her property taxes are up to date,” says Casey.

Despite the money invested, the spacious house is ignored and abandoned. The house is inaccessible, with the entrance staircase collapsed.

“If there was to be a fire, how would the fire people get to the house?” Casey asks.

The raccoons removed the siding and insulation to make their own home, scattering the bowels of the walls across the neighborhood.

“The town of Sylvania says they are very limited in what they can do. They suggested we update our owner’s documents, ”says Casey.

The HOA has been asking for help for years. The owner does not respond to emails. The city sent him a letter in September 2020 warning him to correct zoning violations or risk legal action. But nothing has changed.

“The Department of Health said the raccoon infestation was not considered a nuisance that would require their attention,” Casey said.

The HOA changed their membership charter, giving them the right to make repairs and then bill the owner. It will take tens of thousands of dollars out of pocket to fix the problem. But after years of no response, this may be a last resort.

“In six years nothing has really been done except a lot of finger pointing and referral to the homeowners association to fix the problem,” says Casey.

The legal director for the town of Sylvania said charges were laid against the owner last fall. The owner lives out of state and never picked up certified mail advising him of the charges. Now the city’s hands are tied until the health department declares the property a nuisance. The property has not yet reached this level of deterioration and could take years to get there. The general counsel says the HOA could probably act a lot faster.
